This property at 1650 Shelburne Road lies within the Commercial 2 District. It is bounded on the north by Green Mountain Drive, on the west by Shelburne Road, on the east by Meineke Muffler, and on the south by an undeveloped lot. Access/circulation: Access is via an easterly curb cut 34 feet in width and a westerly curb cut 36 feet in width. The concrete sidewalk should be separated from driveway by a grassed strip at least 5 feet in width to discourage parking on it. This grassed strip should be landscaped. 2. The sidewalk along the exit drive is shown as existing, however, it does not. It should be constructed and separated by a 5 foot grassed strip. 1197 AND 1203 WILLISTON ROAD 1. The distance between the two buildings is about 30 feet allowing parking spaces No.1,2 and 3 within this distance makes it one way traffic. These three spaces should be eliminated to make it a two-way drive. 2. The existing curb cut is about 37 feet in width or about seven feet wider than the distance between the buildings. Widening to 40 feet will be of no benefit. 3. Williston Road r.o.w. line is along the property edge of the 5 foot sidewalk. The plan shows it about 4 feet away.
