HomeMy WebLinkAboutSP-17-25 - Decision - 1650 Shelburne Road#SP-17-25 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING WILLIE RACINE'S, INC. — 1650 SHELBURNE ROAD SITE PLAN APPLICATION #SP-17-25 FINDINGS OF FACT AND DECISION Willie Racine's, Inc., hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for an auto sales and service facility. The amendment consists of adding four (4) vehicle display spots in the front yard, 1650 Shelburne Road. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The project consists of approval to amend a previously approved plan for an auto sales and service facility. The amendment consists of adding four (4) vehicle display spots in the front yard, 1650 Shelburne Road. 2. The owner of record of the subject property is MDT Partnership. 3. The subject property is located in the Commercial 2 Zoning District. 4. The application was received on April 19, 2017. 5. The plan submitted is titled, "Plat of Survey Wilfred R. & Annette R. Racine Prop. No. 1700 Shelburne Rd. So. Burlington, VT (Lot No. 4)", dated on June, 1986. DIMENSIONAL REQUIREMENTS 6. Front yard coverage along Shelburne Road is increasing to 5.1% (maximum allowed is 30%). Overall coverage is increasing to 67% (maximum allowed is 70%). 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS None of the site plan review the standards are affected by this application. - 1 - #SP-17-25 DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-17-25 of Willie Racine's, Inc., subject to the following conditions: 1) All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2) This project must be completed as shown on the plan and will be on file in the South Burlington Department of Planning and Zoning. 3) The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4) The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to using the new vehicle display spots. 5) Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer. This Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
