We are requesting that the 4.7 acres to be developed be granted a variance from the normal density requirement of 1 unit per acre to a density of 8 lots as set forth on the plan previously submitted. It is our contention that the physical characteristics of the land and of the surrounding properties are such that half to 3/4 acre lots are preferable for this area and the prevailing condition. Based on that surrounding contention it is our belief that the proper development of the property requires that 8 lots be approved in order to enable the reasonable use of the property. The hardship that exists in this area, i.e. the proper economic use of the land, has been created by lots previously laid out in this area. Therefore, it is clear that the variance if authorized will not alter the essential character of the neigh- borhood. The property will still be residential and the lots will be at least the size as those in the surrounding area. Furthermore, we contend that this variance is the minimum that will afford relief to Mr. Trono and allow for the reasonable development of the property.
