Under the existing conditions, stormwater runoff flows to the west to an existing drainage swale which runs from south to north along the west side of the property. A small portion of the property drains to an existing catch basin in the southwest corner of the property. Underlying Soils: Underlying soils for the project area were determined using USDA soil mapping for Chittenden County. The project area where earth disturbance is proposed is underlain by both Fill Land (Fu) and Vergennes Clay (VeB), 2-6% slopes. All of the soils within the project limits have been assigned to Hydrologic Soil Group D. Project Description and Proposed Stormwater System: Both an expanded parking area and a 12-foot wide walkway connecting this property to 5 Bartlett Bay Road are proposed. The total impervious area proposed on this lot is 6,542 square feet. The proposed design utilizes site balancing, treating 6,560 square feet of a combination of both existing and proposed impervious area. Please see enclosed site plan for details. Stormwater runoff from the site balancing subcatchment area will sheet flow across a portion of the existing and proposed parking area to a forebay. The forebay will discharge across a level spreader to a bioretention area, capable of treating both the Water Quality Volume (WQv) and 1-year storm events. Please see enclosed hydrographs and stormwater summaries. Due to the underlying soils, a stone -lined underdrain is proposed along the bottom of the bioretention area. Larger storms will discharge via an 8- inch diameter vertical standpipe with a trash rack. The bioretention area will drain to a proposed grass - lined conveyance swale leading to the existing drainage swale which runs along the west side of the property. The forebay will be regularly monitored and accumulated sediment will be removed as needed. Plantings and mulch in the bioretention area will also be regularly monitored. An analysis of the effects of the 25-year storm event on the pre- and post -construction conditions of the existing downstream swale, which runs along the west of the property, was conducted and the related hydrographs and stormwater summaries are enclosed.
