HomeMy WebLinkAboutZB-98-0000 - Decision - 1519 Shelburne RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Antonio Pomerleau Request for conditional use approval Richard Bushnell 316 Patchen Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on January 26, 1998 by Antonio Pomerleau, Richard Bushnell agent, seeking conditional use approval to operate a woodworking shop in conjunction with a video/electronic retail business, located at 1519 Shelburne Road according to plans submitted. The Board of Adjustment finds as follows 1) That 1519 Shelburne Road is a Commercial II District. 2) Section 13.205 [Manufacturing from prepared materials] and Section 26.65 [Multiple uses] are conditional uses and are subject to South Burlington Zoning Board of Adjustment review under Section 26.05 of the zoning by-laws. 3) The existing structure (12,000 square feet) is presently occupied by the Audio Video Authority. The proposed woodworking shop will occupy 4800 square feet. 4) The parcel in question contains 6.8 acres and is approved as a P.U.D. which includes Jiffy Lube and Magic Hat. 5) The appellants are proposing to manufacture custom furniture. 6) No alterations are proposed to the site; minor facade alterations are proposed. 7) A previous submitted traffic study estimated that retail use o/f the building generates 51 vte's during the peak hour. The proposed use should decrease the vte's by 10.5 for a estimated vte's of 40.5 per hour. 8) A maximum of nine (9) employees will occupy the building. No additional water/sewer is required. ORDER The conditional use to operate a woodworking shop in conjunction with an existing retail use at 1519 Shelburne Road is hereby GRANTED Dated at City Hall, South Burlington, Vermont this day of �L, 1998.
