HomeMy WebLinkAboutSP-86-0000 - Decision - 1515 Shelburne RoadFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Nathaniel Lash for construction of a 5,061 square foot addition to the existing building at 1515 Shelburne Road (Town & Country Furniture). On the 28th of October 1986, the South Burlington Planning Commission approved the request of Nathaniel Lash for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access shall remain from the two existing curb cuts on Shelburne Road. 2. CIRCULATION AND PARKING: circulation is adequate as shown on the plan. A 15 foot paved aisle shall be provided on the northern side of the building. A five foot grassed buffer shall be planted along the northern property line. Twelve paved parking spaces are approved. 3. LANDSCAPING & SCREENING: A $3000 landscaping bond shall be posted prior to permit. 4. OTHER: A surveyed plan with the boundary adjustments for the 50 foot strip along the northern property line shall be recorded prior to permit. The 50 foot strip shall be shown as part of parcel of the lot at 1515 Shelburne Road and not as a separate lot. The surveyed plan shall show the 15 foot water easement. 5. One fire hydrant shall be installed on the property in a location agreed to by the Fire Chief. It may connect to the water main at the rear of the site. A bond shall be posted prior to permit. The building permit shall be obtained within 6 months or this approval is null and void. South Burlington Planning Commission
