We wanted to provide a written response to the comment highlighted in red in the Staff Notes, regarding Lot Coverage
on the below referenced application, as follows, as talking it through on gotomeeting could have challenges,

#3‐ Lot Coverage
South Village Lot Coverage Big Picture (the short story): There is plenty of room for minor expansions for deck and
porches, as the Lot coverage calculations submitted already have 10% overage within the data provided for the exact
purpose of being able to support minor expansions for homeowners and not jeopardize the project.
South Village Lot Coverage (the long story)
SV’s acreage in the SEQ NR District‐ 35.6 ac. – Ten percent overage of anticipated development (3.5 acres) is included in
the numbers carried by CEA and Watershed Consulting in their submittals, as 10% minor expansion factor is consistent
with good planning, etc, thus 3.5 ac is available within calculations for current proposed and planned development
including Lots 11A & B. (11A and 11B, are not yet submitted for final plat),
thus, the following is presented;
Existing and planned Housing Types characteristics;
Footprint Duplex and Footprint Carriage Singles Units: 69 ( these unit are 100% restricted to their footprint and
accounted for by footprint designation)( they have no ability for expansion beyond their accounted for footprints)
Duplex and Triplex Units on standard lots: 50 ( these units are restricted in large part by the original footprints whose
planning accounts for available area, these units have negligible opportunity for expansion)
Multifamily Units: 104 Units (no expansion opportunity for unit owners)
Balance of the 321 Total Units = 98 Units (90 Single Family and 8 (to be built) Duplex)
Thus,…
98 units have some opportunity for expansion.. and as
3.5 acres (are accounted for in the 28.1% presented), this equates to;
152,460 SF / 98 = 1,555 SF/unit = ample space for future decks, deck expansions, etc.
The 2.41 acres (104,979.6 SF) mentioned in Staff comments are not accounted for in this calculation and thus are yet still
available for ‘extra’.
If added to the 3.5 acres above, there are 5.91 acres, or, 257,439 SF available for 98 units, or 2,627SF of space available
for each owner’s possible expansion.
Most homes square feet area is about 1200SF, thus, each home could double or more in footprint within the scope of
area available.

There is not currently enough room for each of these units to double in size, thus, we conclude, this much development
would be about impossible and that adjudication is not necessary for future applications as it has been already
accounted for.
The 30% coverage we originally requested on our application is requested for the SEQ NR district, providing ample space
for all current and future homeowners and any likely and even un‐likely planned expansion.
