on Williston Road, as depicted on a plan entitled "For Emery Victory", prepared
by John Marsh, last revised October 17, 1980, subiect to the following stipulations:

Mr. Jacob seconded the motion and all voted aye.
Arrlication by Furry and Alan Gigure for final flat approval of a two lot subdivision
on Airport Parkway and Kirby Road
Kr. Spitz said the lot was snaller than at the last meeting, as a result of
the survey work, and could no longer contain a duple:. Because of the change in
size, the Zoning Board api.eal has been rewarned but Kr. Spitz felt the Co_...^ission
could give approval, if it so wished, subject to Zoning Board approval. The new
lot is 10,960 sq. ft. and will need a front ,yard variance.
It was noted that nor_ally the Commission likes to have Zoning Board approval
first, but that this application had been before the Commission already and had
been delayed. It was also noted that if the Zoning Board made any changes, the
application would have to return to the Commission anyway.
Nothing will happen with the tiny piece of land across the street from the
main lot.
Mr. Woolery moved that the South burliniton Planning Commission ap:rove the
final plat application of Harry and Alan Gigure for a two lot subdivision on
Kirby Road and Airport Parkway, as depicted on a plan entitled "2 lot Subdivision
for Harry R. Gigure," prepared by Palmer Company, Ltd., last revised November
9. 1980. subject to the following stipulations:
1. The location of the D rorosed house on lot 2 is not a ;art of the Planning

will be closed and one will be reduced. The existing cut on Holmes Avenue will
be moved down to provide access to two .,arcels in the rear.
i"r. Foger suggested using the Brothers Two access to serve that building plus
this or using one access point on the property line between the two lots. !,_r.
La:: -here noted that the Cranes owned all the land but that Brothers Two controlled
their "lot". If they do not like the access arrangement, they may want to c_.Pnge
the lease. Kr. ?oger noted that the Commission was concerned about turning
mcve•_ents on Shelburne Road and that fewer and/or smaller cuts were better. Mr.
Crane felt they could live with widening the Brothers Two cut to serve both
buiicinEs. Trlere will tills be 1 cut on Shelburne Road for the entire lot.
Kr. Lamphere said parking for the new ba_ldins would be added and they will
tie into existing services. Storm draira -e will go to Holmes Avenue. ;'ir. Spitz
said the fire chief would like another hydrant on this side of the road. There is
a hydrant across the road and one on Holies Avenue. The sewer pipe under the
expansion will be cast iron when the expansion is made in the future, ilr. Lamphere
said. It was requested that the future expansion lines be removed from the plan,
since that is not being provided for now.
Because of the change in curb cuts, there will be additional grassed area on
the site, and some small plantings were suggested in front. Mr. Crane said that
everything they tore up and did not build over would be grassed.
The Commission did not feel the additional hydrant on this side of the road
should be required, noting that it ;could be very expensive and that if there
were a large fire in that area, traffic would have to be stopped anyway.
I.:r. Mona asked if the owners understood the limits of the uses allowed in
that zone when they leased the old Burroughs building and was told they did.
Ir. ;foolery moved that the South Burlington Planning, Commission ap rove the
site rlan application of David Crane for an office building at 1335 Zhelburne Foad
as depicted on a plan entitled "Layout of Crane Property," prepared by Wiemann-
Lamphere, Architects, dated October 7, 1960, su'tject to the following stipulations:
1. A 5 foot wide concrete sidewalk shall be constructed along the entire
Shelburne Road frontaEe of the :,roperty.
2. The "potential future expansion" designation shall be removed from the
plan of record.
3. A landscaping bond of Z7200 shall be provided. Size of new plantings
on the landscar.E_:.,Ian s1.-11 be enl=rDled to reflect that amount.

Avenue and by one access on Shelburne Road between the Brothers Two building and

As agent for my father, Edward B. Crane, I wish
to withdraw our request for a zoning variance for permission
to construct an addition containing 3222 square feet to
an existing building containing 4,000 square feet, being
occupied as a retail -wholesale produce market, at 1341
Shelburne Road.
This appeal was advertised as the fourth item
on the Zoning Board's agenda for October 27, 1980.
