REMARKS:
The subject site is a slightly irregular shaped parcel of
land containing approximately 40,876 square feet, or .94 acres.
Situated on the westerly side of Shelburne Road, the site has
an approximate frontage thereon of 150 feet and an average
depth Of 308± feet. For the exact dimensions of the site, the
reader is referred to page 13.
Ongrade with the abutting macadam surfaced road, topography
of the site is predominantly level while cover is opeh. Drain-
age appears to be adequate.
Access and exposure (Visual awareness) of the site are con-
sidered good. Visibility of the site from the south is stronger
than from the north.
The site improvements include utilities, municipal water,
municipal sewerage, average landscaping and adequate off street
parking in the southandsouth westerly portions of the site.

The subject neighborhood is located in the south-westerly
section of the City of South Burlington. More specifically,
the subject is situated on U.S. Route 7 approximately 1.0 mile
southerly of the Interstate I-189 interchange and approximately
0.5 mile northerly of the South Burlington/Shelburne town line.
The majority of the land abutting U.S. Route 7 is developed.
Improvements south of and in close proximity to the subject are
primarily commercial/automotive structures while improvements
north of the subject are predominantly service oriented commercial
uses with several restaurants, motels and shopping centers noted.
Access to the subject neighborhood is provided by U.S. Route
7, a high traffic artery. Located in a .�-C_--
(") zone, the general neighborhood may be utilized in a
variety of commercial endeavors. For a detail of the permitted

ton zoning regulations.

REMARKS:
The subject improvement is a 1 to 2 to 2j story woodframe
structure containing 1 commercial unit and 3 residential units.
The basement is full under the 2,� story section of the
structure with some crawl space area noted under the 2 story rear
section. Access to the basement is provided via an interior stair-
way and a rear exterior bulkhead. Foundation walls in the full
portion are stone and mortar while flooring is poured concrete.
The foundation walls and the crawl area are concrete block with
a dirt floor noted. The foundation walls in the north west portion
of the full basement as well as the support walls for the bulk-
head show a significant degree of settlement. It does not appear,
however, that this settlement has extended into the side founda-
tion walls nor was any degree of settlement noted in the main
levels of the structure. Basically unfinished, the basement level
is partitioned into several areas by brick interior walls and some
interior wood framing. Contained within the basement is the oil
fired heating plant and the electric hot water tank.
The first level of the structure contains l_ commercial unit
and 1 residential unit. The commercial unit occupies the front
portion of this level and contains approximately 1,200 square
feet. This unit is partially partitioned into several areas, the
majority of which comprises the main sales and display space.
Also noted was a finished work room and full bath. Flooring is
a mixture of carpet, linoleum and softwood. Walls and ceilings
vary from plaster to drywall to clapboard. Contained within this
area is a brick fireplace. Tra.k lighting and overhead florescent
fixtures provide adequate alumination. In addition, natural
lighting is provided by sevezal large casement windows.
Accessible via a rear exterior door, the first level residen-
tial unit is partitioned into a. kitchen/dining area, livingroom,
1 bedroom and a 3/4 bath. Flooring is linoleum and carpet. Walls
are plaster, drywall and panel. while ceilings are plaster/drywall
and suspended tile.
The front half of the, second level of the structure as well
as the third level is 1 living unit containing a kitchen, living-
room/dining area, 2 bedrooms and a full bath. Flooring varies
from carpet to hardwood and tile. Walls are primarily plaster/
drywall with some panel, while ceilings have a plaster and block
tile finish. Also noted on the third level was an unfinished
storage area.
