FINDINGS OF FACT AND DECISION
Goss Dodge, Inc., hereinafter referred to as the applicant, is seeking to amend a
previously approved plan for a 36,085 sq. ft. auto sales, service, and repair facility. The
amendment consists of expanding the vehicle storage and display area by 14,000 sq. ft.,
1485 Shelburne Road. The Development Review Board held a public hearing on June
6, 2006. Doug Hoar represented the applicant.
Based on testimony provided at the above mentioned public hearing and the plans and
supporting materials contained in the document file for this application, the Development
Review Board finds, concludes, and decides the following:
FINDINGS OF FACT
1. The applicant is seeking to amend a previously approved plan for a 36,085 sq. ft.
auto sales, service, and repair facility. The amendment consists of expanding the
vehicle storage and display area by 14,000 sq. ft., 1485 Shelburne Road.
2. The owner of record of the subject property is DBS Limited Partnership.
3. The subject property is located in the Commercial 2 (C2) Zoning District.
4. The plans submitted is entitled, "Plan Showing Proposed Building Addition Goss
Dodge Douglas W. & Cheryl A. Hoar Property Shelburne Road So. Burlington,
Vermont", prepared by Warren A. Robenstein, dated 6/22/00, with a stamped
received date of 5/22/06.
The applicant is proposing to add 14,000 additional square feet of vehicle
storage display to the property. This is proposed for the western edge of the
property, and more than 200 feet from the road. This proposal will increase the
impervious surface on the site from 36.6% to 39.9%. A maximum of seventy
percent (70%) coverage is allowed and so the applicant is well within the
limitations of the South Burlington Land Development Regulations. There are no
changes in the building coverages or the front yard coverages.
6. No increases in traffic are predicted due to this expansion.

DECISION

approve Site Plan Application #SP-06-29 of Goss Dodge, Inc., subject to the following
conditions:
1. All previous approvals and stipulations, which are not superseded by this
approval, shall remain in effect.
2. This project shall completed as shown on the plans submitted by the applicant,
as amended by this decision, and on file in the South Burlington Department of
Planning and Zoning.
3. The applicant shall obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
4. The applicant shall obtain a Certificate of Occupancy/Compliance from the
Administrative Officer prior to the use of the newly constructed parking area.
5. Any change to the site plan shall require approval by the South Burlington
Development Review Board.
