COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of Dennis Blodgett for a 30,000
square foot office building at 1342-44 Shelburne Road. On the
14th of July 1987, the South Burlington Planning Commission
approved the request of Dennis Blodgett for site plan approval
under Section 19.10 of the South Burlington Zoning Regulations
based on the following findings:
1. TRAFFIC ACCESS: Access shall be from a single 32 foot wide
access road (Holmes Road Extension) from Route 7. The two exist-
ing curb cuts on Shelburne Road shall be closed. The 4 phase
traffic signal shall be in operation at the Holmes Road/Shelburne
Road intersection prior to issuance of building permit. A gravel
surface turnaround shall be constructed at the end of the street.
The new road shall be constructed to City standards to at least
the dead end. Road plans and profiles shall be submitted for
review. A right-of-way shall be dedicated to the City for Holmes
Road Extension and shall be shown on the revised plan which shall
be submitted to the City Planner prior to permit. The exact
location of the r.o.w. shall be determined by the City Engineer.
2. CIRCULATION AND PARKING: A 24 foot wide circulation drive is
shown around the perimeter of the building but must be approved
by Chief Goddette prior to permit. The sidewalk along Holmes
Road extension shall be constructed one foot off the street
r.o.w. line. Water main shall be within the grass strip between
the curb and sidewalk. Sidewalk shall continue across the
entrance drive and terminate where street terminates. 133
parking spaces are required and 150 are shown.
3. LANDSCAPING & SCREENING: A revised landscaping plan showing
additional landscaping recommended by the Planning Commission
(including 6 sugar maples of 4" caliper) shall be submitted to
and approved by the City Planner and a landscaping bond of
$10,000 shall be posted prior to permit.
4. OTHER: A sewer allocation of 1650 gpd shall be made and the
$2.50 per gallon fee shall be paid prior to permit. Water,
sewer, and drainage lines shall extend beyond the paved road
surface and shall be capped. They shall be designed so they can
be extended easterly. Two hydrants shall be provided by the
applicant in a location approved by the Fire Department.
5. TRAFFIC: The 7.3 acre lot permits 238 trip ends during the
peak hour since it is in overlay zone 4. The proposed use will
generate 95 trip ends according to ITE data. Prior to permit,
the four sided traffic signal must be in operation at the Holmes
Road/Route 7 intersection. The building per it shall be obtained
