I understand that your business, B.C. Automotives received approval from the
Zoning Board to occupy the building at 1341 Shelburne Road, the former Brothers
Two. I have determined that site plan review by the Planning Commission will
not be necessary since none of the items pertinent to their review requi-re
improvement.
My administrative approval is given on the understanding that you will be
installing accessories in vehicles with a maximum of five per day; ninety
percent of your business is wholesale, 10% is retail. There will be no
outside storage. The only alterations you will make to the exterior are new
garage doors and a ramp leading up to them on the side of the building. The
three (3) trees or plantings that are disturbed will be replaced and replanted
on the side of the building.
You should see Richard Ward to apply for your building permit.

BC Automotive is a reorganization and expansion of the Byrel
Company which currently occupies facilities at 525 Riverside
Avenue in Burlington. Established in April of 1984, Byrel is
engaged in the sale of automotive accessories such as bumpers,
bedliners, and running boards for the light truck market.
Retail sales have accounted for 10% of our gross over the past
year, with the remainder being to the new truck dealerships
throughout Vermont and northeastern New York. BC will be pla-
cing a heavier emphasis upon retail than Byrel, but sales
will still remain below the 15% mark. The business will em-
ploy six persons at the present time, three on site and three
sales representatives.
Changes to the Building will be minimal, involving only two
areas. Plans are to:
1) Remove the two overhead doors from the front (east)
wall of the building and replace them with glass.
This will make the building more secure as well as
more fuel efficient.
2) Install an overhead door on the north wall of the
building to allow for the conversion of 500 feet
of warehouse space into an installation center.
Traffic Flow
1) Stock Purchases are predominately direct from the
manufacturer on a quantity basis. Projections are
for an average of five tractor/trailers per month
bringing goods in. However, in order to supplement
our retail sales, we will also be purchasing goods
from a warehouse in Pennsylvania which delivers to
us once per week utilizing a cargo van.
2) Sales Traffic will also be light due to the fact
that 85 of our sales are at the dealer level. Ma-
terial deliveries will be handled by our own cargo
van which will leave the premises every Monday,
Tuesday, and Thursday AM.
Retail volume at our Riverside Avenue location has
been an average of two vehicles per day. We antici-
pate a volume of six vehicles per day at the Shel-
burne Road location.
We have also estimated that the installation center
will receive an additional two vehicles each weekday
from the dealers in Chittenden and adjacent counties.
