of the South Bur ington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - Adequate, based on the small amount of
retail floor area, and the applicant's statement that heavy
trucks, associated with the wholesale business, would operate
at off-peak roadway hours and have the occasional use of access
through the Holmes Transportation property.
2. CIRCULATION AND PARKING - The number of parking_ -,Races
conforms to Zoning Requirements. Circulation as �po�ed is
adequate and will be enhanced as service access to abutting
properties is extended to Holmes Road.
3. LANDSCAPING & SCREENING - Adequate as shown, conforms to
Zoninq requirements.

South Burlington Planning Commission approved or ) the
request of Mr. Herman Lash, agent
for site plan.approval under Section 11_7Q
of the South Burlington Zoning Regulations subject.to the
following conditions:
1. Existing curb cuts shall be closed and curbing installed.
2. Provisions fcr storm drainage shall be as approved b y
the City Engineer.
3. A sidewalk, to City standards, shall be installed across
the frontage of the property.
4. Performance bonds shall be posted for closing the curb
cuts ($800.00) and landscaping ($1,350.00).
5. Applicant shall execute a suitable legal instrument
to permit access from the rear of the adjoining properties
to the north and south. This instrument shall be submitted
to the City Attorney, for his review and approval, 15 days
prior to issuance of a building permit.
6. A revised landscaping plan, showing a gravel access to
the Holmes property in the rear, shall be submitted prior
to issuance of a building permit.
