Dear Friends and Neighbors of Laurel Hill South:
Mr. J.L. Davis,owner of the 1270 Shelburne Road property,has
contacted me for the purpose of ending the impasse between his
interests and ours with regard to his construction plans for that
location. In a letter dated August 20,1984, Mr. Davis says:
"I wish to reach a compromise in the development of my
property. Several individuals from the neighborhood have
expressed a desire for office space expansion rather than
retail use. Traffic impact has been their major reasoning
and their assessment is accurate;office use generates less
traffic than retail use. In response to this I am willing to
expand my property for office use. My proposal would add
7800 SF to the 2840 SF already existing, totaling 10240 SF.
Under the South Burlington ITE traffic figures I.am allowed up
t0- 10800 SF. However because my building is non -complying,
I have two (2) choices. I can move it back approximately
25 feet to make it in compliance or I can apply for a zoning
variance. Obviously the variance route is preferable for me.
With this letter I am requesting the Laurel Hill South
community to support my zoning variance and site plan
application for 10240 SF of office space. In exchange I shall
abandon my efforts to place a retail store at 1270 Shelburne Road."
Those of us who have been involved directly in the court action
vs. Mr. Davis (Mr. and C. Bushweller, Mr. and Mrs. D. Lefebvre,
Mr. and Mrs. R. Delaney, Mr. and Mrs S.Lewin, Mr. and Mrs. V.Naramore,
and Mrs. C. Snyder) have reviewed Mr. Davis' proposal and to us it
seems reasonable. On the 60 by 65 foundation he had set in place for
the proposed Carters' installation, Mr. Davis wishes to erect a two-story
structure which would blend harmoniously with the existing building.
Although the plan may not be perfect in every detail, our consensus is
that we would be willing to support the variance request provided the
granting authority specifically stipulates that the building's sole use
is for office space.

In all of my previous conversations with Mr. Davis I have
taken care to point out that I am not speaking for the entire
neighborhood. If you have any questions please feel free to contact
me by phone or otherwise. Copies of preliminary sketches submitted
to me by Mr. Davis are available for your inspection.
Mr. Davis has been shown this letter. If he encounters no
further serious objections from us he will proceed with deliberate
haste to submit his plans to the Zoning Board.
Sincerely,
V.H.NaramoreY716V

Dear Dr. Naramore:
Attached please find three (3) copies each of site
plan and building sketches for my property at 1270 Shelburne
Road. I believe that all questions raised have been
addressed on these documents.
As discussed at our meeting last Sunday, I wish to
reach a compromise in the development of my property.
Several individuals from the neighborhood have expressed
to me a desire for office space expansion rather than
retail use. Traffic impact has been their major reasoning
and their assessment is accurate; office use generates less
traffic than does retail use.
In response to this I am willing to expand my property
for office use. My proposal would add 7800 SF to the 2480 SF
already existing, totaling 10240 SF. Under the South Bur-
lington ITE traffic figures I am allowed up to 10800 SF. How-
ever, because my building is non -complying, I have two (2)
choices. I can move it back approximately 25 feet to make
it in compliance or I can apply for a zoning variance.
Obviously the variance route is preferable for me.
With this letter I am requesting the Laurel Hill South
community to support my zoning variance and site plan appli-
cation for 10240 SF of office space. In exchange I shall
abandon my efforts to place a retail store at 1270 Shelburne
Road.
Please feel free to call me at 658 -4193 with any questions.
Very truly yours,
Je frey L. Davis
