RE: 1210 Shelburne Road
This is to follow up on our phone conversation of earlier today regarding the
above referenced property. Several issues have come to light as part of the site
plan review we are currently conducting. These issues are as follows:
This property is located in Traffic Overlay Zone 2A which would allow this
property to generate a maximum of 7.47 vehicle trip ends (vte's) during
the p.m. peak hour. The existing general office use is estimated to
generate 2.4 vte's and the proposed personal service use is estimated to
generate 8 vte's (per application). I have no authority to allow a use on
this property which would generate more than 7.47 vte's during the p.m.
peak hour. Were I to issue a decision based on the application submitted,
I would have to deny the application.
2. The plan does not show the required following information:
a) Bike rack
b) Snow storage area
c) Front yard coverage
3. The access drive is only 12 feet wide and the minimum width allowed is 15
feet.

#4 Office Conversion - Emerson
The conversion of this house to office use involves no new
construction, other than interior refurbishing. Existing land-
scaping is superior. Parking meets ordinance requirements. Access
is sufficient - although the driveway and curb radii are on the
tight side, there is a center stacking lane on Shelburne Road,
Moreover, if a driveway can be shared with the abutting property
when it is developed, access will be farther improved. In any
event, the amount of traffic anticiUa sJ from 1100 square feet of
office area, on the order of 10 trips per day, is not significant.

SUGGESTED MOTION OF APPROVAL -
EMERSON SITE PLAN
I move that the South Burlington Planning Commission, approve
the site plan proposal of Sterling Emerson, for conversion of a
residence to office use at 1210 Shelburne Road, as depicted on a
plan entitled "Property at 1210 Shelburne Road", dated 9/12/78,
drawn by SPE, subject to the following stipulations:
1) The existing garage shall be moved out of the parking area.
2) In the event abuttor's (to the south) permission can be
obtained, applicant shall share a common drive, immediately
to the south of the hedgrow on the south line.
