Re: Findings of Fact, application of Sterling Emerson, for
conversion of a residence to office use, at 1210 S e erne
Road.
On the loth. day of October 1978 the
South Burlington Planning Commission approved or =W= the
request of applicant
for site plan aRproval under Section 11.70
Of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - - Acceptable, despite one lane drivewav and
narrow curb radii, because stacking lane on Route 7 provides
a storage area for entering and existing traffic; in addition,
when the abutting property to the south is developed, a two
lane common driveway can be shared.
2. CIRCULATION AMID PARKING - Adequate - meets accepted design
standards and ordinance requirements.
3. LANDSCAPING & SCREENING - Existing plantings are superior
in quality and quantity - no additional landscaping is nec-
essary.

South Burlington Planning Commission approved or xdCthe

for under Section 11.70
of the South BVr ington Zoning Regulations subject to the
following conditions:
1. The existing Qarace shall be moved out of the parking area.
2. In the event abettor's (to the south) permission can be
obta1ne , applicant shall share a common drive, immediately
to the south of the hedgrow on the south line.
