We decided to just keep the fully mature tree instead. What do we need to get this approach approved? ■ We need the dumpsters. What do we need to do to get these approved? ■ Because we declined to request approval for the community building, and then our bids came in over budget, we decided to delete the sidewalk to the garage. Definitions. (b) Housing that is rented by its inhabitants, whose gross annual household income does not exceed sixty-five percent (65%) of the county median income, as defined by the United States Department of Housing and Urban Development, and the total annual cost of the housing, including rent, utilities, and condominium association fees, is not more than thirty percent (30%) of the household's gross annual income The 20 apartments created at 1200 Shelburne Road will be restricted to tenants earning less than 60% of AMI through a Housing Subsidy Covenant with the Vermont Housing and Conservation Board. In fact the tenants will all likely be earning less than 30% of AMI as we are partnering with Safe Harbor which works with medically vulnerable homeless individuals. 13.14 C. Density Increase. On a case by case basis and as part of the Planned Unit Development application, the Development Review Board may grant an increase in residential density over base zoning density, in order to create below market rate housing. The density increases shall be approved on the following criteria and standards: ARTICLE 13 SUPPLEMENTAL REGULATIONS South Burlington Land Development Regulations Effective September 24, 2013 13-28 (1) Affordable Housing Development. The Development Review Board may grant a density increase of no more than fifty percent (50%) in the total number of allowed dwelling units for an Affordable Housing Development. The total of below market rate units shall be at least half of the total proposed dwelling units. Where the total proposed dwelling units is an uneven number, the total of below market rate units shall be calculated as at least the total proposed dwelling units, less one (1), divided by two. Such application shall be subject to Article 15, Planned Unit Development and Article 14, Site Plan and Conditional Use Review. The density allowed by the zoning ordinance for this site is 15 units and the project proposes 20 so we are seeking a 33% density bonus due to the 100% of the units meeting the affordability definition. 13.14 D (4) Administration. The City of South Burlington Housing Authority, if any, or a bona fide qualified non-profit organization shall be responsible for the on -going administration of the affordable housing units as well as for the promulgation of such rules and regulations as may be necessary to implement this program. The Housing Authority or non-profit organization will determine and implement eligibility priorities, continuing eligibility standards and enforcement, and rental and sales procedures. The Champlain Housing Trust is a bona fide qualified non-profit organization. In addition, we will be entering a Housing Subsidy Covenant with the Vermont Housing and Conservation Board, a state - funded affordable housing organization that will restrict affordability. Nowak said initiallythe commis- sion could send it to council in completed sections, but Louisos said the council would lose sight of the bigger picture. They agreed that council would receive and review the full document, and Louisos suggested holding a joint council/commission meeting as a public unveiling. Conner said having a handful of input meetings at different times and locations prior to the official public hearing(s) is an option as well. Nowak said the timing is ideal since it's occurring around the same time as the city's branding project. Draft Land Development Regulations SEQ-Neighborhood Residential North / JAM Golf amendments: Conner provided a brief history of the settlement; it would be designated as Neigh- borhood Residential North, allow 4.67 acres/parcel with different public works standards, and have a landscape buffer between Wheeler.
