SITE PLAN APPLICATION #SP-17-19
FINDINGS OF FACT AND DECISION
Marilyn Larkin, hereinafter referred to as the "Applicant", is seeking approval to amend
the site plan for an existing planned unit development by demolishing two (2) multi-
family dwellings known as "Larkin Terrace", 1185 Shelburne Road.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
Marilyn Larkin is seeking approval to amend the site plan for an existing planned unit
development by demolishing two (2) multi -family dwellings known as "Larkin
Terrace", 1185 Shelburne Road.
2. The owner of record of the subject property is Marilyn Larkin.
3. The subject property is located in the Commercial 1 - Automobile Zoning District.
4. The application was received on April 4, 2017.
5. The plans submitted consist of a four (4) page set of plans, page one (1) is entitled
"Demolition Overall Existing Site and P.U.D. Plan", prepared by Krebs & Lansing
Consulting Engineers, Inc., and dated 04/03/17.
DIMENSIONAL REQUIREMENTS
6. Building coverage for the PUD will decrease to 6.4% (maximum allowed is 40%)
Overall coverage for the PUD will decrease to 20.1% (maximum allowed is 70%).
7. Setback requirements will continue to be met.
SITE PLAN REVIEW STANDARDS
Section 14.06 of the South Burlington Land Development Regulations establishes the
following_ general review standards for all site plan applications:
Only the standards below are affected by this application. All other standards will
continue to be met.

PARKING
8. The existing parking spaces will remain and be available for the commercial uses in
the PUD as currently approved.
ACCESS
9. The access to the parking area will remain as currently approved.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-17-19 of Marilyn Larkin, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval
will remain in effect.
2. This project must be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3. The applicant must obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
4. The applicant must obtain a Certificate of Occupancy from the Administrative
Officer upon completion of the project.
5. Prior to issuance of a zoning permit, the applicant must submit to the
Administrative Officer a final set of project plans as approved in digital (PDF)
format.
6. Any change to the site plan will require approval by the South Burlington
Development Review Board or the Administrative Officer.

PLEASE NOTE: Pursuant to 24 VSA §4465, an interested person may appeal this decision
by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
