M.EMOIAN DUM
TO: SOUTH BURLINGTON PLANNING COMMISSION
FROM: RICHARD WARD, ZONING ADMINISTRATIVE OFFICER
RE: PRE -HEARING COMMENTS
DATE: OCTOBER 10, 1975
Parkhill Motel & Apartments, 1185 Shelburne Road
Area in question is zoned B.P.D. District. Lot size involved
is 285' x 320' (91,200 sq. ft.).
Existing structur">s are a 16 unit apartment complex and a
17 unit motel. In addition, a portion of the motel of -rice
is used. as Mr. Larkin's real estate office.
Proposal is to construct a third building 113' x 24', proposed
use 24 unit motel, s`.ructure will be 2 stories, to be
located to the front of the existing apartment units.
This proposal was granted a variance by the Zoning Poard
of Adjustment from Section 1_1..15 of the regulations, all
other provisions are in conformance.
The construction cost is estimated at $150 000 and the
proposed landscaping is estimated at $5,006. The required
cost is 3% or $4,500. for plantings.
The existing driveway and parking area will be used, additional
parking_ area is reouired. Presently, the parking area is
paved, but the parking spaces are not designed, recommend
that the entire parking lot be striped.
The buf*er area by the entrance should be protected with
curbs. The City policy has been to r.egl.aire installation
of a 5 foot side walk. I?ecomnend that a sidewalk be
constructed as designed on the plan. Note that the proposed
location is entirely on the Parkhill property. The reason
for this is to provide for an area of 13 feet for snow
stacking.
Existing trees should be protected during construction by
erecting a fence around them.
