I move that the South Burlington Planning Commission
approve the site plan for Parkhill Apts., which is to construct
24 ar;ditional motel units at 1185 Shelburne Rd., as shown on
a plan entitled "Parkhill Motel/Apartments..." dated 9/9/759
revised 7/11/77, by R.G. Blanchard Design .ssociates, subject
to the following stipulations:
b 1) Bonds, in amount to be determined by the City EngineerjZ.04IN4
shall be hosted for landscaping, sidewalk construction and any
necessary curb work.
2) Storm drainage plans shall ^e revie�,!ed and approved by
the City Engineer.
3) A strip of land, 5' in width, shall be deeded to the
city for the sidewalk.

by the erection of a snow fence at an appropriate distance.
5) The proposed building shall be moved to the south

RE: Site Plan Review of Parkhill Motel, 1185 Shelburne Road
On the 14th day of October, 1975 the South Burlington
Planning Commission approved the site plan proposal of the
Parkhill Motel, which is to construct a 24 unit motel on a lot
with preexisting apartments and motel units. This approval
is made on the following contrigencies:
1. existing trees be protected by erecting a snow fence
around them, at an appropriate distance, during
construction.
2. a landscaping bond of $5,000 be posted to cover existing
trees and proposed plantings, for a duration that is
satisfactory to the zoning administrator.
3. all parking spaces shown on the plan be demarcated on
the parking lot by painted stripes.
4. a 51 sidewalk be installed, parallel to Shelburne Road,
to the satisfaction of the City Engineer. Said sidewalk
is to be installed adjacent to the Shelburne Road ROW,
on a 51 wide strip of the applicants' property which
is to be subsequently deeded over to the City.
5. installation of entryway curbs to be performed accord-
ing to the recom..,endations of the City Engineer.

DATE: AUGUST 26, 1977
The applicant has complied with the fire chief's request for
the relocation of the addition so as to provide adequate access
for fire protection. Unfortunately, this means that a variance
(side yard) is necessary..
Since the 60 day time limit for Commission action is app-
roaching (application was submitted July 11), I suggest that an
approval, conditioned on the variance is appropriate in this
instance.

Re: Site Plan Review of Parkhill Apartments, 1185
Shelburne Road
On the 8th day of June, 1976 the South Burlington
Planning Commission approved the site plan proposal for
Parkhill Apartments, which is to construct 17 motel units
and a real estate office over the existing structure to
the rear of the property. This approval is subject to the
following stipulations:
1) The existing trees between buildings A & B are
to be protected during construction by erecting
a snow fence around them at an appropriate
distance.
2) A landscaping bond of $1,500 shall be posted
to cover existing trees and proposed plantings
for a duration acceptable to the Zoning
Administrator.
3) All parking spaces shown on the plan are to be
demarcated on the parking lot by painting stripes.
4) A five foot sidewalk shall be installed on
Shelburne Road to the satisfaction of the City
Engineer. The land for the sidewalk, adjacent
to Shelburne Road shall be deeded to the City.
5) Plans for parking lot drainage and reconstruction
of the entry shall be submitted to the City
Engineer for his approval.

This plan is very similar to one ar"proved nearly two years
ago, which involves the construction of 24 motel units sited
directly in front of the existing brick apartment building.
86 parking spaces are required; 7"' are proposed - a �,,,aiver
may be granted by the Commission.
The proposal meets all zoning requirements. The annroval
5 r the recently completed units at the rear of the pro n,,_ e r t y
included a stipulation that a sidcwalk be extended across the
fron1a.-,-,-e o-." the rronertq_y, wIn'-ch has riot been complied with.
There is room on the property to provide the required number
of parking spaces, at the expense of the large ..landscaped front
yard, which exceeds the green area requirements of the ordinance.
The Fire Chief will r,-viev%, this plan prior to the meeting
regarding er.,ierqency access to the nro-,)osed structure.
