HomeMy WebLinkAboutVR-92-0000 - Decision - 1095 Shelburne RoadSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION & FINDING OF FACT On the 13th day of April, 1992, the South Burlington Zoning Board of Adjustment heard evidence regarding the appeal of J.W.J. Realty, 1095 Shelburne Road based on the following facts and findings: 1) Appellant requesting to construct a second building on a 4.6 acre parcel and proposes to operate a second auto dealership. 2) Existing use is grandfathered within this district, request is to expand the use. 3) The location of the traffic signal defines the entrance to the property and prevents subdivision and a second curb cut. 4) Proposed site improvements should provide for better access to the property. 5) Increase in traffic generated is less than allowed by ITE standards and zone 4 of the Traffic Overlay District. 6) Narrow frontage makes any other use of this larger lot impossible without a variance.
