Enclosed is an application by Nicholas and Sarah Pappas and
Peter Val Preda for a commercial subdivision on Shelburne Road. The
subdivision consists of two parts: (1) relocation of Hough Street and
revision of existing boundary lines to allow consolidation of separate
parcels owned by Val Preda, and (2) addition of a new boundary line to
allow separate parcels for Claussen's Florist and the Pappas Restaurant.
Because of the relocation of Hough Street, the application has
already been presented to the South Burlington School Board and to the
City Council. Both boards have supported the removal of Hough Street
from a congested Shelburne Road location.
Building setback requirements will not be adversely affected by
the new boundary lines. In fact, an existing nonconforming side yard for
the Pappas Restaurant will now comply with setback requirements. The
only necessary variance will be for Claussen's lot size, proposed at
127' frontage x 250' depth (31,750 square feet). That lot would have
complied with minimum lot size requirements if the rear land to be used
for the relocated Hough Street had been included in the calculations,
as originally proposed.
