The building in question has not been used since it was purchased 2 112 years ago and it will now house the rental agency. Asked about lighting, Kr. Backiel said there probably would be a spot on the parked cars but he did not expect there would be many of them parked at any one time. This operation is currently run out of Val Preda and it is just being moved to another location. There is access between this location and Val Preda, so they would not have to go out onto Shelburne F.oad to move between the two businesses. Yr. Backiel said he would have 20-25 rental cars but most would be off the lot most of the time. iie did not think there would be more than 8-10 on the lot. He also runs a rental agency at the airport, but those cars could not be stored at this location because the franchise does not allow it. Er. Backiel said it was not his intention to park cars along Hough Street. If cars did begin to do that, and they tore up the grass, its. Backiel said he could put railroad ties along the street to discourage that. The commission did not have the power to require low shrubs to be put in front of the area where display cars would be parked, but they did request it. N's. Backiel said he would be glad to put in some l' or 1 112' shrubs. Mr. Woolery moved that the South Burlington Planning Commission approve the site_planroposal_of Richard Backiel for use of the premises at 1048 Shelburne Road as a car rental facility, as depicted on the plan of record, subject to the following stipulations: 1. Existing landscaping along the perimeter of the buildkU and_the_perimeter of the property lines shall be retained. 2. A 6' high privacy fence or hedge_ shall be installed along the east pro_erty line; a bond of a3 0 shall be posted. Mr. Ewing seconded the motion and all voted aye. Site plan review, addition to Air North, off Airport Drive Mr. Walt Adams said they proposed to add more office and shop space to the building for the use of Pratt -Whitney of Canada. They want to add 40' of space the entire width of the structure, for a total addition of 6400 sq. ft. A group of trees will be relocated and some will be added for screening. A second gravel access to Airport Drive will be closed. No more traffic is anticipated since the addition is just to allow the existing businesses more room to work. N�lq f TD (2�e LyC;et) Vj 3>C_ r - �tnA�,N M E M O R A N D U M To: South Burlington Planning Commission From: Stephen Page, Planner Re: Next Meeting's Agenda Items Date: 9/7/79 #2 Nowland Sketch Plan A 2 lot minor subdivision is proposed to enable the owners to sell off the existing farm house and barns, and what was formerly the hired hand's residence, from the balance of the farm acreage on the east side of Spear Street (see attached map). Access for both lots is via a single curb cut. On site sewer and municipal water are in place for both residences. Both lots meet the area and dimensional requirements of the R-1 district; however, the farmhouse does not conform to the 75' front yard setback; the other house has a non -conforming side yard which can be resolved by adding a slight jog to the intervening property line. The Comprehensive Plan shows a proposed east -west street in the vicinity of this proposal. It appears that this road could be routed close tothe southern boundary of lot #2, although this should be confirmed in the field. #3 Vermont Broadcasting Preliminary Plat All is in order. #4 Sears Rent - A - Car This proposal is to convert a former residence into an automobile rental business. The total project cost is $2000, which is split between interior renovations to the house and gravel for the parking area. This project re- ceived conditional use approval from the City Council last July. Access, off Hough Street, is good. Saving the existing trees and shrubs will more than suffice for adequate landscaping. Circulation and parking need improvement. 'e .1 8 � ,,-1-- 30 No Text 1 M E M O R A N D U M To: South Burlington City Council From: Richard Ward, Zoning Administrative Officer Re: Sears Rent -a -car, 1048 Shelburne Road Date: 7/6/79 That the South Burlington City Council approve the conditional use application of Mr. Peter Val Preda allowing for the operating of a rent -a -car agency from an existing dwelling located at 1048 Shelburne Road, according to the proposal of record, based on the following findings: 1 - the proposed use is consistent with the health, safety and wel- fare of the City of South Burlington and standards 2, 3, and 4 of Section 5 of the Interim Zoning Regulations. 2 - the proposed use is consistent with standards 1 and 5 based on the evidence regarding traffic submitted by the applicant. Stipulation 1 - approval is subject to site plan review by the Planning Commission #3 Val Preda, dba Sears Rent-A-Car The area in question is zoned Business Retail District under the 1974 zoning regulations, auto rental agency are permitted in Airport Industrial District. Proposed is the conversion of a residential structure which is non- conforming to some provisions of the City Zoning regulations (set- back is main problem) into a car rental agency. The lot contains 120 feet of frontage along Shelburne Road with a depth approximately 270 feet along Hough Street. The structure is a single family, one story 24' x 35' dwelling. The parking and display area as proposed does not conform to the City Zoning regulations (50% of a front yard should be maintained ac a landscaped area).
