Re: Findings of -Fact, application of Walt Adams, agent
for Cedric Demeritt for construction of a 12.000 sauare
foot building for Multiple uses on lot #6, a5 Berard Drive.
On the 22nd of July 19 86 the
South Burlington Planning Commission approved 7orxjdieiojXldxthe
request of Walt Adams, agent
for site plan approval under Section 19.10
of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - Access shall be from the existing curb
cut on Berard Drive. The unused portion of the depressed
curb shall be removed and a r,,aWrier curb installed. The
driveway shall be constructed at a right angle to the street.
2. CIRCULATION AND PARKI14G - Circulation as proposed is adequate .
Eighteen parking spaces are approved.
3. LANDSCAPING 3 SCREENING - A $5,220 landscaping bond
shall be posted prior to permit. The Austrian Pine shall
be a minimum of 8 feet in size.
4. OTHER: The building permit shall be obtained within 6
