4. The plan shall be revised to show a 4 foot wide grassed
strip on the east to buffer the residential property. The
treed area in the southeast corner shall be reduced to allow
more room for trucks to maneuver around the corner of the
building as approved by the City Engineer with as little
dislocation of trees as possible.
5. The Building permit shall be obtained within 6 months.
Mr. Jacob seconded, and the motion passed unanimously.
Consider sketch plan application of Lewis Alexander and the
City of South Burlington for a 2-lot subdivision of land into
.5 and 2.1 acres located at 1301 Shelburne Road (Holmes Road
frontage)
Chief Goddette noted that the Fire Dept. has asked the city
to get a piece of land for fire protection for the south end
of the city. The proposed building will be 50' x 70' on a
lot 130' x 170'. Mr. Alexander would like a way to relieve
traffic into Chittenden County VW and wants the city to build
an access road to the 2.1 acres at the rear of the parcel as
a condition of the sale. Mrs. Lafleur noted this subdivision
will require Zoning Board approval for a non -conforming lot
which is 18,000 sq. ft. below the minimum. Chief Goddette
said this will be a substation manned by 2 men. There will
be parking for visiting vehicles. The building will have 2
bays, living quarters, a small office. It will be one story
and there is no anticipation it will ever have to be
expanded. The southeast quadrant would be served by another
similar substation.

Mr. Premo noted there has been a family owned business on the
property since 1957. They have 61 rooms and will rip out
several reducing it to 54 rooms. The intent is to create
more parking and a covered entry -way into the building. They
also want a carport for handicapped access. They have
recently negotiated .shared parking with the Crccdit u111011
next door, especially for evenings and weekends. EMI-,,
Lafleur noted this adds to the parking requirement but still
does not meet it.
Mr. Dooley moved that the South Burlington Planning
Commission approve the site plan application of Gregory Premo
for alterations to the existing restaurant and hotel at 1016

Shelburne Rd. as depicted on a site plan entitled "Redwood
Best Western" prepared 12y Colin Lindberg, dated 9/10/85 with
the following stipulations:
1. The $3,000 landscaping bond is waived.
2. The applicant shall insure that trucks using the parking
lot of the adjoining property shall be parked against the
Credit Union building and not against the residential
property on Laurel Hill Drive.
3. The building permit shall be obtained within six months.
Mr. Belter seconded, and the motion passed unanimously.
Consider site plan application of Lee Zachary for use of 1600
sq. ft. in existing building for a Bow and Arrow retail shop
at 1234 Williston Rd.
Mr. Dugan explained that the space would be 32' x 501. There
will be 4 new parking spaces and they will grass in under the
trees and clean up lower growth. Three power poles will be
enclosed. They have shared parking with Jarvis. This is a
low traffic generator. Mrs. Maher advised against using
mountain ash or flowering crabapple trees as they are dying
throughout the town. Mr. Dooley raised the question of
traffic and noted that location is already over the limit.
Mr. Jacob moved that the South Burlington Planning Commission
approve the site plan application of Lee Zachary for use of
1600 sq. ft. of existing building at 1234 Williston Rd. for a
retail Archery Shop as depicted on a plan entitled "Proposed
Archery Shop for Lee Zachary, 1234 Williston Road, South
Burlington," prepared � Michael Dugan, Architect dated
9/8/85 with the following stipulations:
1. A $180 landscaping bond shall be posted prior to permit.
2. The frontage road to the eastern property shall remain
open. Proposed landscaping shall be relocated as approved by
the City Planner.
3. The building permit shall be obtained within 6 months.
Mr. McClary seconded and the motion passed 6-1, Mr. Dooley
voting against.

The applicant proposes internal renovations and facade improve-
ments to the Redwood Motel and Restaurant. The proposed change

The requested building permit does not increase the floor area,
the number of seats or the number of rooms and in fact de-
creases the latter two. The plan does remove 4,on-s.ite parking
spaces and shows a portico over the entrance. The orainance
requires 103 spaces; 74 are shown including 22 off -site. The
City Attorney felt that Planning Commission action is necessary
since parking and lot coverage are not conforming. However, the
alternatives are limited since the lot is highly developed.
