HomeMy WebLinkAboutCU-98-0000 - Decision - 0029 Berard DriveSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHIT-rENDEN CITY OF SOUTH BURLINGTON C Re: Michael Barry Request for a conditional use approval 29 Berard Drive Findius of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on February 23, 1998 by application of Michael Barry, seeking conditional use approval to occupy an existing structure with a maximum of eight (8) tenants located at 29 Beard Drive according to plans submitted. The Board of Adjustment finds as follows: 1) Prcvious approvals include auto repair and service (17,800 square feet) and warehousing (3,000 square feet). Approvals granted May 12, 1986 and June 13, 1988. 2) Applicant requesting to include other permitted uses. These being general office, light manufacturing, equipment service and repair, wholesale and distribution and contractor's yards. 3) A revised site plan dated 2/6/98 was submitted by the applicant as the record plan. 4) The property in question is located within the Industrial/Commercial District. 5) The applicant is requesting approval for multiple tenants which allows flexibility for changing occupancy. 6) The vehicle trip ends during the P.M. hour are estimated at 150. 7) The character of the area is not adversely impacted by the proposed uses. 8) No evidence presented to indicate that proposal adversely affects facilities, traffic or character of the area. ORDER The conditional use to occupy existing structures located at 29 Berard Drive with a maximum of eight (8) tenants is hereby GRANTED Dated at City Hall, South this day of 1998.
