as stated in a letter by Attorney Howard Seaver dated July 24,
1986 must also be resolved.

You have asked me for an opinion as to your rights to a portion
of the above property.
The facts you have described to me are as follows:
1. The entire property has 172 feet of road frontage.
2. Your surveyor has found that you have record title to
only the southerly 159 feet of frontage.
3. The entire property has been a gas station for more
than 15 years, including the 13 feet in question.
4. The 13 feet has been used as an integral part of the
gas station. Located on it are the gas station
building, the sign, and pavement.
5. This use of the 13 feet has been continuous, open,
notorious and under claim of right for more than 15
years.

the 13 feet by adverse possession.
