RE: Site Plan Review Application of Merchants National Bank
Dear Dick:
Presently the Planning Commission is reviewing the site
plan of the Merchants National Bank for a building proposed
for the Mammoth Mart Shopping Center. It is my understanding
that several years ago the Planning Commission approved a
subdivision plan for Justgold. This plan depicted the present
shopping complex in which Mammoth Mart, Martins and others
are located. The plan also showed a branch -bank building,
although the building is not in the same location as the present
proposal. The original location of the proposed building as
shown on the subdivision plan, would not comply with the present
zoning regulations concerning set -back, etc. The location of
the proposed building as shown on the newly submitted site plan
does comply with the new zoning regulations.
I would conclude that the mere change in location of the
building shown on the original subdivision plan does not re-
quire a new subdivision application. Any relevant matters
created by the change in location would be adequately covered
in site plan review.

Dear Mr. Ward:
We are enclosing the following materials in support of the application of the
Merchant's Bank for site plan approval for a bank on the Justgold Property on
Shelburne Road in South Burlington.
1) Revised Site Plan
2) Plant Schedule
3) Report of subsurface exploration
You will note from the revised site plan that we have changed the vehicular
circulation to the drive up window and increased the front yard planting area,
both which were of concern to the Commission.

With the large difference in material between the two
holes, I would recommend assuming 4000 psf. bearing pressure
