Re: Findings of Fact, application of Bonanza Sirloin Pit for
construction of a 636 square foot solarium addition to an exist-
ing 5,000 square foot building, 792 Shelburne Road.
On the 17th of January 1989, the South Burlington Planning Com-
mission approved the request of Bonanza Sirloin Pit for site plan
approval under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1. TRAFFIC ACCESS: Access is shown from the existing 60 + foot
curb cut. on Shelburne Road which is shared with Pizza Hut.
Access is also provided to the adjoining Pizza Hut property by a
connection located in the rear of the lot.
2. CIRCULATION AND PARKING: Circulation is provided along the
north and east sides of the building. Parking would remain as is
with 54 spaces. Renovations will decrease seating. Existing
spaces are sufficient.
3. LANDSCAPING & SCREENING:

4. OTHER: The zoning permit shall be obtained within 6 months
or this approval is null and void.
5. OTHER: This parcel is located in Traffic Overlay Zone 1
which allows a maximum peak hour generation of 14 trips. The
existing- use generates 105 peak hour trips (based on ITE data).
Approval is based on the expressed representation of the appli-
cant that seating will be reduced from 180 to 170 and the Plan-
ning Commission recognizes this as an improvement in traffic
generation.
