HomeMy WebLinkAboutSP-89-0000 - Decision - 0792 Shelburne RoadFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Bonanza Sirloin Pit for construction of a 636 square foot solarium addition to an exist- ing 5,000 square foot building, 792 Shelburne Road. On the 17th of January 1989, the South Burlington Planning Com- mission approved the request of Bonanza Sirloin Pit for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is shown from the existing 60 + foot curb cut. on Shelburne Road which is shared with Pizza Hut. Access is also provided to the adjoining Pizza Hut property by a connection located in the rear of the lot. 2. CIRCULATION AND PARKING: Circulation is provided along the north and east sides of the building. Parking would remain as is with 54 spaces. Renovations will decrease seating. Existing spaces are sufficient. 3. LANDSCAPING & SCREENING: fulfill landscaping requirements 1976. A landscape bond in an Planner will be posted prior to repair and maintain the stockade which abuts residences. Applicant will be required to set in the original approval in amount determined by the City permit. Also, applicant shall fence on the south property line 4. OTHER: The zoning permit shall be obtained within 6 months or this approval is null and void. 5. OTHER: This parcel is located in Traffic Overlay Zone 1 which allows a maximum peak hour generation of 14 trips. The existing- use generates 105 peak hour trips (based on ITE data). Approval is based on the expressed representation of the appli- cant that seating will be reduced from 180 to 170 and the Plan- ning Commission recognizes this as an improvement in traffic generation.
