HomeMy WebLinkAboutSP-89-0000 - Decision - 0916 Shelburne RoadFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Charles Perkins for con- struction of a 1,918 square foot addition to an existing 1,820 square foot building (footprint), and conversion of the property to retail use, 916 Shelburne Road. On the 23rd of May 1989, the South Burlington Planning Commission approved the request of Charles Perkins for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access would be provided by a 30 foot wide curb cut on Shelburne Road. 2. CIRCULATION & PARKING: Circulation would be provided in front and along the south side of the building. The plan shows the existing access drive to the back carriage house to be main- tained. No parking for this use shall be allowed in the R-4 portion of the property. The existing parking area in the R-4 portion shall be barricaded at all times to prevent use of this parking area. This shall be indicated on the plan. 3. LANDSCAPING & SCREENING: The applicant shall post a $2,250, 3 year landscaping bond prior to permit. 4. OTHER: The plan shall be revised to show the zone boundary line through the property. 5. OTHER: The applicant shall contribute an amount to be deter- mined by the City Planner to the Shelburne Road Intersection Improvement. Fund based on the 18 peak hour trips to be generated by this project, minus the existing trips. 6. OTHER: A drainage study shall be performed by a professional engineer prior to permit and shall be submitted to the City Engineer for review and approval. The applicant shall install any drainage improvements recommended by the City Engineer. These improvements shall be shown on the plan. 7. OTHER: Based upon the expressed representation of the applicant, the buildings located in the R-4 portion f the proper- ty shall not be used for any purpose unless approved by the Planning Commission. 8. OTHER: The plan shall be revised prior to permit to show the sidewalk continuous across the driveway. The sidewalk shall be 8 inches in thickness. 9. OTHER: A fire hydrant shall be installed in a location to be approved by the Fire Chief. This hydrant shall be shown on the plan. 10. OTHER: Based on expressed representation of applicant., the 2nd floor, 3rd floor and basement will not be used for any pur- pose.
