A drop inlets as needed shall be added in the vacant area in the east and piped along the northern boundary to Shelburne Goad and plans approved by the City Engineer prior to permit. 6. The lowest point of the canopy shall be a minimum of 14 feet in height. 9. The building permit shall be obtained within 6 months or this approval is null and void. Mr . Burgess seconded and the motion passed 4 to 2 with Mr. Bel t er . Mr . Burgess, Mr. Jacobs and Mrs. Hk_rrd voting for and Mrs. Maher and Mrs. Rear_ oc k voting against. Mrs. Maher requested that the minutes show that she voted against the plan simply because of the number of pumps. 5. Site plan application of Carol and Ali Tahami for conversion of building to retail use for New England imported Rugs, Sal shelburne Read. Ms. Ann Vivian spoke for the applicant. She said that she had drawn the site plan _hanging this building from office -space to retail use. The location was on the east side of Shelburne Road next to the Lindenwocd. She said that there were very few changes from what existed. They would change one part of lawn to gravel to allow for a van to unload carpets. Mr. Jacobs asked if there was room for a truck. Mr. Tahami said that he owns a van in which he goes to Massachusetts to get his carpets. There are n� � other delivery trucks. Mrs. Lafleur said that they were required to have 6 parking spaces but that she didn't think: they would need that many so she encourraged them not to pave all of them unless they felt they were needed. Mrs. Vivian noted that the gravel was over a wider area than they needed so they would be regrassing some of it. Mrs. Lafleur said that the only other issue was traffic. This lot is allowed 4 trip ends and she didn't think they would generate that much. Mrs. Maher asked what assurances the city has that nothing else will take place in this building. Mrs. Lafleur said that they would have to get a Multiple use permit from the Zoning Board. She also said that the Commission could stipulate this. Mr. Burgess seceded and the motion passed unanimously. 7. Discussion with Dale Loeffler of Jakes Bar and Grill regarding_ sidewalk:: in front of Lakewood Cnom=ns, 12Shelburne Road. Mr. Jacobs said that he had spoken with Scnney Audette the night before and Mr. Audette said that the developer had not done what was required on the sidewalk but that he didn't feel this small part of the project should be held up. Mrs. Hurd said she was concerned that a precedent might be set. Mrs. Lafleur said that the original motion could be amended to say that only this part � �f the project could go ahead. No circulation is available on the sides of the building due to the narrowness of the lot and the width of the building. Parking: The uses require ten parking spaces assuming ten employees and company vehicles. Eighteen spaces are shown should should be adequate. Landscaping: The building requires $6000 in landscaping. The plan is valued at approximately $5200 and shows sugar maple, hawthorne, ,juniper, lilac and ,yews. The number or sizes should be increased prior to permit to meet the landscaping requirement. Other: See Chief Goddette's and Bill Szymanski's comments. 4) NEW ENGLAND IMPORTED RUGS, 930 SHELBURNE ROAD Carol and Ali Tahami propose to convert the 1424 square foot existing building to retail use for oriental carpet sales. The property is zoned Commercial -One and is located .just south of the Lindenwood Inn. Access: Access will remain from the existing 15 foot., wide driveway from Shelburne Road. Circulation: Circulation is shown along the, north side of the building to the parking lot in the rear. Parking: The plan show seven possible parking spaces. The use requires six. Mr. Tahami does not need seven spaces and has designated two for future parking if needed. Landscaping: The plan shows $400 in new landscaping (juniper and yews) No new plantings are required since no construction work is anticipated and our formula is based on the construction cost.. Other: The Traffic Overlay Zone al.Lows four trip ends for this lot. We have no ITE numbers for an oriental carpet sates store but a specialty retail store (apparel or hard odds) of this size would produce six trip ends using gross floor area. These numbers should be acceptable given the character of the business. Other: See Bill Szymanski's and Chief Goddette's comments. Sewer main is not at location shown on the plan. 2. Plan should show depressed curb across driveway so that the builder is aware of that requirement. 3. Plan should show who prepared it especially for future reference. 4. Plan must show method of handling storm water from the site. 4) CUMBERLAND FARMS, SHELBURNE ROAD 1. Sidewalks across driveways shall remain in place. Plan shows them removed. 2. Plan must show method of handling the storm water run-off. 3. There exists a drainageway along the northerly boundary that drains a large area to the east. This drainageway must be maintained. 1 would recommend a drop inlet or two be added in vacant area to the east and piped along the north boundary to Shelburne Road. 5) ALI TAHAMI_, 930 SHELBURNE ROAD 1.
