Proposal is to add to south side, keeping the front yard
set -back the same (32 feet). Addition estimated $100,000.

Proposal is to remove Hope Signs, Fayette Motors and one
single family dwelling.
Construct new restaurant and lounge.
Section 11.704 - Buffer strip requires a set -back of 65
feet with a buffer strip of 15 feet.

RE: LEE & LEE REALTY (KOHOLA MAUNA RESTAURANT)

1. Recommend that the entrance drive be increased to 30 feet.
2. It appears that the grading along the Barrett property is
such that there will be additional runoff onto the property.
3. Roof drains should be connected to storm drain system.
4. A storm drain should be provided along the easterly (back)
of building because of the flat area and to prevent runoff
onto adjacent roperty.

5. Curbs should be provided to protect the buffer and landscaped
strips.

MEMORANDUM
TO: SOUTH BURLINGTON PLANNING COMMISSION
FROM: RICHARD WARD, ZONING ADMINISTRATIVE OFFICER
RE: PROPOSED RESTAURANT & LOUNGE FOR KOHOLA MAUNA RESTAURANT
DATE: MAY 9, 1974
This proposal is in conformity with the zoning regulations.
On May 6, 1974 the Zoning Board of Adjustment granted Mr.
Lee a variance from Section 11-T* of the zoning regulations
with a stipulation that a 6' stockade fence be erected
instead of plantings along the property of Mr. Gee (this
stipulation was requested by Mr. Gee).
The proposal is to remove three existing buildings (Hope
Signs, Fayette Motors and a single family dwelling), and
construct a restaurant and lounge containing 9,693 square
feet.
Existing curb cuts will be closed and the building will be
served by one opening from Shelburne Road.
The parking lot from Vermont Gas wi-'l be connected and the
parking spaces will be used in the evening hours. The on -
site parking does conform to the requirements.
Landscaping and plantings are estimated, based on a $200,000
construction cost. A price from Raymond's Landscaping Co.
has been quoted at 912,000. The bond for landscaping would
be $6,000.
Mr. Szymanski's memo will discuss engineering aspects of
the plan.
