Re: Findings of Fact, application of Gary Bourne for
construction of a 10' x 35 addition to building and a 44' x 50'
island canopy at 760 Shelburne Road.
On the 26th of January 1988, the South Burlington Planning
for site plan approval under Section 19.10 of the South
Burlington Zoning Regulations based on the following findings:
1. TRAFFIC ACCESS: Access will be from a 40 foot curb cut on
Shelburne Road and a 40 foot curb cut on Swift Street. A
sidewalk shall be constructed along Swift Street and an easement
given to the City. A bond for the sidewalk shall be posted in
an amount determined by the City Engineer.
2. CIRCULATION AND PARKING: Circulation is shown along the
front of the building. Fourteen parking spaces are shown along
the north of the building and are primarily for service vehicles.
Seven are along the south of the property.
3. LANDSCAPING & SCREENING: A $2000 landscaping bond shall be
posted prior to permit. The flowering crabs proposed for the
corner shall be relocated to another place approved by the
Planner prior to permit. Landscaping shall be coordinated with
the State so work is not done twice.
4. OTHER: The canopy over the pump islands shall be 14 feet in
height for fire access.
