GARDEN WAY, SOUTH BURLINGTON
Garden Way is seeking a variance of Section 11.15, multiple
uses, and Section 7.00, permitted uses, of the South Burlington regu-
lations. We are requesting permission to convert an existing structure
into a combination of store, associated offices, catalog fulfillment
and service shop. The structure is the 72,000 square foot former Grand
Way Discount Store in the Seaway Shopping Center on Shelburne Road,
South Burlington. (See attached aerial photo and site plan)
By purchasing and renovating an existing building, Garden Way
hopes to accomplish several things:
(1) to bring together our advertising agency under
one roof
(2) to provide larger quarters for our store, the
Garden Way Living Center, now on Williston Road
(3) and to locate the retail administrative offices,
currently housed in Williston, close to the store.

THE DESIGN CONCEPT
The existing Grand Way building is a typical, one story dis-
count store. It is steel framed with high ceilings and a rectangu-
lar supporting column grid. See attached existing layout plan.
The renovation design divides the space into 3 distinct zones:
an office area; a store area; and a catalog fulfillment, lettershop
and service shop area. See attached floor plan.
The Office Area
Garden Way is a corporation which by its very nature has a close
relationship with out of doors. Therefore, the 24,500 square feet
of office area has been designed to efficiently utilize the available
space and at the same time, create an environment that provides natural
light and a feeling of open space. To accomplish this, there is
planned a central, large, 2,000 square foot skylit interior garden
which will serve as a linkage, a meeting place, a lounge, and a dis-
play area. See attached drawings of the interior garden.
The Retail Area
The Garden Way Living Center, our retail store, will face Shelburne
Road and be next to the Grand Union supermarket. The storage area and
store service shop are behind the store, providing direct access to
the Living Center.
Catalog Fulfillment/Lettershop Area/Service Shop
The Grand Way building is also planned to house a lettershop for
the advertising offices, a small service shop for the store, and a
catalog fulfillment area on the east side of the building. At least 2
truck wells will be built in the east side of the building for shipping
and receiving. A dock for small truck access will also be built for
the store's service shop and pick up area.

ENTRY AREA LANDSCAPING
The front of the existing building will have a new facade with
two gabled front entry areas. One entry area will be for the office
section, the other for the Garden Way store. The store may also
attach a Garden Way greenhouse next to their entry door. See eleva-
tion drawing.
Garden Way plans extensive tree and shrub planting on the north,
east and west sides of the building. The tree canopy on the east and
west sides will provide shade, break up the asphalt expanse, and
create a compatible image for the Garden Way store and offices. See
attached elevation drawing.
There is also planned a + 4,000 square feet of garden plots
on the east side of the building for roto-tiller demonstrations and
garden plots. See attached site plan.
PASSIVE SOLAR ENERGY PLANS
The new skylights that will be used to introduce natural light in
the interior of the building are planned to act as solar hot air
collectors as well. The solar heat will be directly vented into the
heating system ductwork in winter and vented to the outside in the
summer. This addition, coupled with the planned R.38 ceiling insula-
tion, should reduce heating costs significantly. See attached
diagram.
