Dear Mr. Ward:
In accordance with our conversation of several weeks ago, I en-
close a breakdown of our cost estimates for conversion of the
Carroll's building on Shelburne Road to an Arthur Treacher's
Fish and Chips Restaurant.
In reviewing the South Burlington zoning code, I note Article XV,
the definition of alterations:
"ALTERATIONS - As applied to a. building or structure,
a change or rearrangement in the structural parts or
in the exit facilities, or an enlargement whether by
extending on a side or by increasing in height."
Our plans call for using the exact same structure as Carroll's
with no increase in height or enlargement of side walls. In
addition, all exit facilities would remain the same with one
possible exit relocation (cost $1,500). In our opinion, the in-
terior work does not constitute a change or rearrangement of the
structural harts in excess of $9,000.
We elan to convert this structure to a prototype Arthur Treacher's
Fish and Chips_, of which there are anoroximately 1�60 onen oven
throughout the United States. In addition to the above improve-
ments, we hone to install new lighting in the parking lot and add
considerable landscaping and entrance controls.
In the spirit of the above, and taking into consideration the
specific definition of an alteration as found in Article XV, we
would hone that the Town would grant us a building permit so that
this work may take place forthwith.
Naturally, if the Town agrees with us that our "alterations" as

defined are considerably less than 29,34 of the fair market value
of this building, we would first sit down and discuss with you,
in detail, our entire elan. We are most anxious to cooperate
with the Town and to create a facility of which we may be mutually
proud.

to convert the above -mentioned Carroll's restaurant to an Arthur Treacher's
Fish & Chips restaurant. If you have any questions regarding this breakdown,

nor. -conforming to the City Zoning Regulations. The structure
does not conform to the oinimum dimensional requirement,
mainly the front yard set -brick which is seventy-five (r 9

feet. Carroll's has, a set -back of ..sixty-five (. _) feet n d
a ten (10) foot side yard.
We allow for alterations to nor.-conforNing :structures,
however, the improvements cannot exceed 2' Y of the fair

before a permit can be issued, this proposal would require

Dear Mr. Ward:
In reference to our telephone conversation in which we discussed your
requirements to convert the above -mentioned restaurant to an Arthur
Treacher's Fish & Chips restaurant, enclosed please find a site plan
for said location.
Please note that I have contacted Carroll's headquarters and they
have advised me that all proposed work on this site plan has been
completed.
Please advise me at your earliest convenience if this building con-
forms to local zoning laws and what, if any, further items we might
need to receive a building permit to remodel the building at an esti-
mated cost of $25,000.00.
