Members Present Alex Guyette, Fred Blais, Norman Campbell, James McClary Members Absent J. Everett Reed, James Thibault, John Dinklage Others Present Richard Ward, Zoning Administrator; Altha G. Hubbell, H. Sheldon Jacobs, Frances Jacobs, J-hn H. Belter, Gary Farrell, David H. Parish, Vernon A. Burrell, Mary F. Burrell, John Crotty. No. 1 Appeal of Gary Farrell Appeal of Gary Farrell seeking a variance from Section 19.00, Non -conforming uses and structures, request is for permission to construct a 24'x60' addition to an existing building and occupy said building (19,790 square feet) as a retail complex, building being non -conforming to dimensional requirements at 370 Shelburne Road. Mr. Ward stated the present structure is non -conforming to the dimensional require- ments. The minimum rear yard required is 30 feet, the existing is four (4) feet. The side yard abutting a street is also 30 feet, existing (Proctor Avenue side) is five (5) feet. The minimum frontage is 200 feet, the existing frontage is 198.2. With the proposed addition which is 1,400 square feet the proposed lot coverage is 710, the minimum lot coverage is 700. The proposed 5 retail shops would be to more than allowed. The addition is 24'x60' plus a new facade has an estimated remodel- ing value of $120,000. Mr. Guyette asked is any part of the addition would affect the back or side lines. Mr. Ward said it would not. The architect for Mr. Farrell stated the addition would create a covered entrance. They would also be creating more green spaces which would soften the landscape. Mr. Farrell said his goal was aesthetic im- provements and to create five retail shops which would be low traffic in nature. The present tenants, Sherwin Williams, would remain but would take less space. Mrs. Burrell was concerned over the addition blocking her view of Shelburne Street. Also concern was voiced by the audience of the mess which is now behind the building. Mr. Farrell said that he would have closer management of the property with the five stores than he does now renting to only one business and wants to see the property looking better. The appeal was approved on a unanimous vote. No. 2 Appeal of John H. Belter, Jr. Appeal of John H.
