HomeMy WebLinkAboutCU-99-0000 - Decision - 0370 Shelburne RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re Ron & Shelly Cleveland and Re: Conditional use approval Evergreen Investments 370 Shelburne Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on April 12, 1999 by application of Ronald & Shelly Cleveland, Edward Ploof agent, for a conditional use approval to operate a delicatessen (1400 square feet) in conjunction with speciality retail uses, located at 370 Shelburne Road according to plans submitted. The Board of Adjustment finds as follows: 1) Bakery/delicatessens are conditional uses subject to approval by the Board of Adjustment. 2) The shopping complex in question contains 19,000 square feet as approved as a speciality retail center. 3) Proposed use permitted 4.9 P.M. trip ends per 1000 square feet of floor area which allows for 7 vte's. 4) City of Burlington approves additional sewer capacity (letter on file). 5) No adverse impacts on municipal facilities. 6) Proposed use has a lesser traffic impact than prior (Fassetts Thrift Shop) no trucks (7 to 10 trucks weekly from Fassetts). 7) No exterior building changes proposed, character of area not affected.
