Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on September 28, 1998 by application of Jed Lowy for a variance to demolish an existing 14'x 22' detached garage and construct a 16'x 24' (one story addition to within three (3) feet of the southerly side yard, located at 4 Shaw Avenue, Q.C.P. according to plans submitted. The Board of Adjustment finds as follows: The area in question is zoned Queen City Park District. Section 25.00 Area, density and dimensional requirements, requires a minimum side yard of five (5) feet. Existing side yard is two (2) feet, the proposed side yard will be three (3) feet. 4. Existing lot converge is approximately 39 percent, the new coverage is 41 percent. The lot contains approximately 3000 square feet, existing footprint of the dwelling is 910 square feet and the proposed addition contains 384 square feet. 6. Existing garage constructed in 1940's is in poor condition and will collapse within months. Proposed addition will provide additional living area (bedroom) and enclosed storage area and work shop. Applicant purchased property in 1983, no alterations completed by applicant. 9. Lots in Queen City Park are typical irregular and small in size.
