ARTICLE VIII
RESIDENTIAL 2 DISTRICT (R2)
8.00 Purpose
A Residential 2 District is hereby formed in order to encourage
moderate -density residential use. The district is located
primarily on open land in transition areas between higher -
districts.

8.10 Permitted Uses
The following uses are permitted in the Residential 2 District.
8.101 Single and two-family dwellings.
8.102 Customary accessory uses and buildings including private
garages and recreational facilities such as,tennis courts
and swimming pools-
8.103 The,raising of agricultural crops for use by residents of
the property.
8.20 Conditional Uses
T I he following uses maybe permitted in the Residential 2 District
as:conditional-uses by the Board of Adjustment in accordance with
the provisions of Section 19.05.
8.201 Churches and educationalfaci1 ities. Such facilities shall

not be permitted on local streets within the R2 District.
8.202 Day care centers
8.203 Commercial agriculture, and the keeping of domestic farm
animals for use by residents of the property. Minimum
lot area shall be ten acres, and all farm or animal -related
buildings shall be set back at least 100 feet from any
property line.
8.204 Public utility substations and transmission an&
lines. Review ofthese facilities shall,include an
evaluation of safety, aesthetics, noise, and availability
of alternate sites.
8.205 Municipal facilities

8.301 In the Residential 2 District all requirements of Section
18.00, governing lot size,. density, frontage, and setbacks`
shall apply for all uses that connect to municipal sewer
and water services.

Planned Unit Developments- Residential (PUDs-R) are hereby
permitted in the R2 District in order to encourage innovation 1
