PLANNING CJI Y1ISSION 14AY 22, 1979 The street in front of the land is private, owned by the homeowners in the area, who maintain it. Access will be provided for each lot to the lake and water will come from drilled wells. IIr. Boisvert said he would talk to the City Engineer about sewage for the property. He hopes eventually to build two single fazily homes on the lots but plans to keep the property. Sewage will probably have to go to a pumping station at Bartlett Bay Road. Ewing noted that there was some discussion about dead -ending Ho14ies Road because of the Southern Connector. There are 6-7 year-round homes in that area and Holmes Road and Bartlett ?a-: road are separ.`ed by a fe:.ce. Jite plan review for addition to ti Overhead Door Com7an_y an Remo _-rive !Jr. ':-alt Adams represented the property -o-,. er, '_`s. Johnson. He said the roperty had originally been two pieces of land but it was al new owned by one mar.. There were two buildings on the two lots and the proposal is to construct a building to fit between the two and -make it all one building. the new building would be 3,000 sq. ft. in size. There are also two curb cuts existing row and these would be closed and one new, larger one would be constructed. This 30, curb cut would give access to the large door in the new building. Some drainage work will be done behind the building and some new landscaping will be put in in front. h:r. ?age said there was.ar.:ple screening behind the building between it and the residential area back there. Er. Adams said the gas pump would be relocated and so would the tank. -:r. Rage noted that there was only one way to get to the rear of the lot and the pump would be put in the way, but Mr. Adams said there was 29' between the buildink7s, so that would be enough roan: to get by. The Fire Chief will have tc c:.eck on the relocation of the gas tank. ;:r. woolery moved that the South Burlington Flanninq;_Commission aL.:rove the site plan of the Overhead Door Company on San hemo Drive as submitted on a plan revised 17 I4ay, 1979, subject to t:e follower st.Lulations: 1. C'Bryan said that two sets of buildings were planned- one would have IC units and the other would have 7. These are planned to be two -bedroom 8 partments. 27 parking spaces are required and 34 are _Tanned. The land is zoned R7. The parcel is 2.5 acres in size and almost 2 acres of it is o_en space. There was a long discussion about extension of the water main. The clevelol, ers were told that they could bring a line under Kennedy Drive to their -reject, but they would also have to extend the 12" main to the ez.d cf their F rorerty, on the other side of the road, where the water line runs. The water 1 ine along Kennedy Drive is or the north side of the road and this .arcel is an the south. Memorandum 5/18/79 Page 5 #6 Overhead Door Company Adcition - Site Plan A 3,000 square foot addition is planned so as to connect two existing buildings. The proposed plantings meet the ordinance requirements; the additional grassed area will further enhance the appearance of the property. To minimize unnecessary expense, and save existing grassed areas and trees, I recommend a third curb cut be allowed (2 presently exist, one for each structure) to serve the proposed addition. As San Remo Drive is a local street, there is no need for consolidation of curb cuts. The location of existing and proposed structures leaves one 20' aisle to serve the rear of the lot along the north property line - I question the relocation of the gas pump to this aisle area. toC-aTtV114 papa - o -V ' 7 L 00 V- c.0 -- aPV -n T "06r f y ,' g' e - Fyn ---- K I r:\ OIL, fu n lo C7 t0•hd N•r- l(D ' rtrD:3NrtS],iU 0' N'd 0 'd tY m ry w ru 'v Or0t000C''ddrDH-w W 'd rD 'd v m (D l m • al a) O rD 0 H a, (D rt O CA Hm Q,m HlD fl O rQ 'o 0 n Nw a CA ti w Q, rt rD tr G 3n 0 1 :1 0 :Y QJ 0 n rt rq rfi (D [D rt0 0 0 0 n ri :3'0 fh d4nni✓:j(b0)m0iL40 WrtM µ in m Wm O m O' to Q, rD m 'd rt • ct Hrt;&010 0 aa cNn•0N0m1.CC1rbD^ H-j.4d E KpiNrDH.
