We are to notify abutters as part of our upcoming Preliminary Plat application. We are excited to submit the following plans to you: • Architectural Elevation Plans for the Trader Joe's and secondary office building (Sheets 1 & 2) • Dorset Street Perspective Illustration (Sheet 3) • 20 scale site plan enlargement (plan C 1.02) • 30 scale PUD site plan (plan C1.02) The retail building will include an approximately 12,800 square foot Trader Joe's grocery store. A second two story building will include approx. 7,000 square feet of ground floor retail with an additional 7,000 second story square foot office use. The additional retail uses in the second building have not been identified at this time. The plans have been designed to encourage pedestrian activity from Dorset Street along the new entry drive and between the two buildings. A pedestrian plaza is a new feature of the design that will enhance this gateway to City Center, encourage walkable streets, pedestrian leisureliness, and promote the use of alternative transportation to the facilities. 168 Battery St., PO Box 1007 / Burlington, VT 05402-1007 / P: 802.862.1225 / f: 802.862.3601 www.whiteandburke.com We believe the mix of uses including grocery, retail, office and the publicly accessible plaza meet the underlying goals of City Center and the overall planning goal to, "blend and arrange an appropriate mix of uses and activities into a diverse, dynamic and people - oriented South Burlington City Center." (Dorset Street Committee, 1986) and meeting the requirements of South Burlington's streetscape design guidelines. As portrayed on the attached architectural renderings, the proposed buildings will include high quality, attractive materials, including red brick, aluminum composite metal, clear vision glass, glazed windows, large format block/cast stone. Alain Youkel, RIBA, AIA, the project architect will be attending the meeting scheduled on May 291h to describe the architectural features and design in detail to the committee. We have also worked to blend and arrange an appropriate mix of uses and activities into a diverse, dynamic and people -oriented gateway to South Burlington's City Center.
