Dear Dick:
Enclosed is our application for a Conditional Use Permit for a change in use of the
building and lot located at 40 San Remo Drive. This request is for a retail use pursuant to Section
14.2030).
The 40 San Remo property has been used for decades as an auto body shop, and although
vacant at this time we have continued to market the property as a body shop which is a non-
conforming use. If this application is approved we intend to rent the property to Fastenal, a
specialty retail business currently located at 358 Dorset Street. We feel this use would be a
significant upgrade and would make the property more in conformance with the City Center plan.
The proposed retail use would eliminate outside storage, which has been a characteristic of the
property since it was built, and would involve very little traffic. For the first time in many years
the property would meet all of the conditional use criteria. No change is proposed to the building
exterior or grounds.
We request that this application be placed on the hearing schedule as soon as possible.
