Request for a conditional use,
40 San Remo Drive
Findines of Fact, Conclusions of Law & Order
This matter came before the South Burlington Zoning Board of Adjustment on November 9, 1998
by application of John Jaeger, agent for a conditional use to operate a general retail sales business
from 40 San Remo Drive according to plans submitted. The Board of Adjustment finds as follows:
1) The area in question is zoned Central District 4
2) General retail, less than 20,000 square feet is a conditional use.
3) The proposed use brings the building into conformity, prior use auto body repair was a non-
conforming use.
4) The business in question is presently operating at 358 Dorset Street in a mixed use
structure.
5) The applicant testified that this use will have a lower impact than the previous tenant.
6) Projected vehicle trip ends are 40 total and six peak hour trips.
7) No outside storage which is different from prior use.
8) Adjacent residential properties are protected by a stockade fence along rear property line.
No evening hours of operation.
ORDER
The conditional use for a general retail use located a 40 San Remo Drive is hereby GRANTED
