building and on the south by San Remo Drive.
3. Access/Circulation: One (1) access is proposed and it will
be a two (2) way drive onto San Remo Drive via a 22 foot curb
cut. The main parking area will be connected to a smaller
parking area at the rear of the building via a 13 foot two-way
access drive.

setback requirements.

30,056 square foot lot. The maximum F.A.R. allowed is 0.5.
6. Parking: 31 parking spaces are required for this project and
31 spaces are being proposed including two (2) handicapped

prior to permit.
9. Exterior Lighting: Exterior lighting will consist of three
(3) 175 Super Metal Halide lights with "shielex" type cutoff
luminaries. Two (2) of these lights will. be maintained on 16
foot poles in the main parking area and the other will be build-
ing mounted on the rear of the building.
