Re: Findings of Fact, application of Burlington International
Airport for construction of a 398 square foot addition to an
existing electrical vault building, Airport Drive.
On the 13th of July, 1992 the South Burlington Planning Commission
approved the request of Burlington International Airport for site
plan review under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1. This project consists of the construction of a 398 square foot
addition to an electrical vault. The vault is located easterly of
the new FAA tower.
2. Access/circulation: Access to the vault is via the access
drive to the Hertz & National car rental service facility. Access
will not be affected by this addition.
Circulation is adequate.
3. Coverage/setbacks: Coverage information for the airport is not
available.
Setback requirements will be met.
4. Parking: No additional parking required.
5. Landscaping: The minimum landscaping requirement for this
project is 4,700. As with two (2) other recent approvals of
projects on airport property, the landscaping for this project will
be included in the airport's master landscaping plan. This will
bring the grand total for required landscaping to $15,352 for the
three projects.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Planning
Commission approves the site plan application of Burlington
International Airport for construction of a 398 square foot
addition to an existing electrical vault building as depicted on a
three (3) page set of plans, page one entitled "General Plan,
Upgrade Airport Signage System and Electrical Vault Expansion",
prepared by Hoyle, Tanner & Associates, Inc. and dated June, 1993,
with the following stipulations:
1. The required $4,700 in new landscaping shall be incorporated
into the proposed airport master landscaping plan which is
anticipated to be installed in 1994 or 1995. The applicant shall
submit the proposed airport master landscaping plan to the City
Planner for review and verification that the plan contains at last
$4,700 in new landscaping plus any other amount from other
approvals. The plan shall be reviewed by the City Planner prior to
implementation.
2. All exterior lighting shall be downcasting and shielded and
shall not cast light beyond the property line. Any change in
existing lighting or new lighting shall be approved by the City
Planner prior to installation.
3. The applicant shall obtain a zoning/building permit within six
(6) months or this approval is null and void.
4. The applicant shall obtain a Certificate of Occupancy from the
Administrative Officer prior to occupancy of the building.
5. Any changes to the site plan shall require approval by the
South Burlington Planning Commission.
