HomeMy WebLinkAboutSP-01-51 - Decision - 0633 Queen City Park Road#SP-01-51 FINDINGS OF FACT AND DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, site Plan application #SP-01-51 of the Humane Society of Chittenden County to amend a previously approved site plan for a 10,704 square foot building for kennel use. The amendment consists of: 1) reducing the size of the structure from 10,740 square feet to 10,240 square feet, 2) adding a cement walk, and 3) adding a gravel exercise area, 633 Queen City Park Road. On the 13th day of August 2001, the Director of Planning and Zoning approved the request of the Humane Society of Chittenden County for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved site plan for a 10,704 square foot building for kennel use. The amendment consists of: 1) reducing the size of the structure from 10,740 square feet to 10,240 square feet, 2) adding a cement walk, and 3) adding a gravel exercise area, 633 Queen City Park Road. 2. The owner of record is the Humane Society of Chittenden County. 3. Access/circulation: No changes were proposed. Circulation on the site is adequate. 4. Coverage/setbacks: The building coverage of the site will decrease from 2.76% to 2.3% (30% max). The total coverage will increase slightly from 16.38% to 16.7% (70% max). The front yard coverage will increase from 20.67% to 21 % (30% max). All setbacks are met. 5. C.O. District: No encroachments were proposed. 6. Traffic: No affect was expected. 7. Lighting: No changes were proposed. All lights must be downcasting and shielded. Any changes to the approved lighting must be approved by the Director of Planning & Zoning prior to installation. 8. Landscaping No changes were proposed. DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Development Review Board approves the site plan application #SP-01-51 of the Humane Society of Chittenden County to amend a previously approved site plan for a 10,704 square foot building for kennel use. The amendment consists of: 1) reducing the size of the structure from 10,740 square feet to 10,240 square feet, 2) adding a cement walk, and 3) adding a gravel exercise area, 633 Queen City Park Road, as depicted on a seven (7) page set of plans, entitled, "Humane Society of Chittenden County Landscape Plan Details 633 Queen City Park Road South Burlington, VT 05403", prepared by Brad Rabinowitz, dated 7/26/01, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. All lights must be downcasting and shielded. Any change to approved lights shall require approval of the Director of Planning & Zoning prior to installation. 3. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 4. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to occupancy of the new structure. 5. Any change to the site plans shall require approval by the South Burlington Development Review Board.
