HomeMy WebLinkAboutSP-98-0000 - Decision - 0403 Queen City Park RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Champlain Water District Request for a conditional use approval Richard Pratt, agent Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on February 23, 1998 by application of Richard Pratt, Champlain Water District, seeking conditional use approval to construct a 950 square foot addition at 403 Queen City Park Road according to plans submitted. The Board of Adjustment finds as follows: 1) Champlain Water District, a municipal facility is a conditional use located within a Commercial I District. 2) Conditional use approvals were granted on June 18, 1979 and May 11, 1987. 3) Section 12.20 of the Zoning by-laws requires approval by the Zoning Board of Adjustment for alterations and expansions. 4) The existing structure contains 11,000 square feet and the lot contains 7.6 acres. 5) The proposed addition (950 square feet) provides for electrical and pump upgrades. 6) These improvements are necessary in order to meet the demands for increase water usage within the Chittenden County. 7) The existing facility generates 10.8 vehicle trip ends during the P.M. peak hours. An increase of 0.9 vte's are expected with the proposed addition. 8) Proposed use does not adversely affect the character of the area, traffic within the area or impacts of municipal facilities. ORDER The conditional use to to construct a 950 square foot addition to the Champlain Water District, water treatment facility located at 403 Queen City Park Road is hereby GRANTED Dated at City Hall, South Burlin n, Vermont this _J_ day of �, 1998.
