HomeMy WebLinkAboutVR-98-0000 - Decision - 0403 Queen City Park RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Champlain Water District Request for a variance Richard Pratt Queen City Park Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on May 11, 1998 by application of, Richard Pratt, Champlain Water District, for a variance to construct a 7' x 15' transformer to within thirty eight (38) feet of front property line and screening wall to within thirty three (33) feet, located at the Water Treatment Facility, 403 Queen City Park Road. The Board of Adjustment finds as follows: 1) Area in question is zoned Commercial I District. 2) Section 25.00 Dimensional requirements requires a minimum setback of forty (40) feet. 3) Champlain Water District is presently updating its pumping capacity, additional power supply is needed to serve further growth. 4) A 24 inch main water line located within the front yard restricts the location of the transformers. 5) Lot size and location of building restricts placement of transformer pads. 6) Public health an issue, any power loss greater than 6 or 7 hours creates problems for customers. ORDER The variance to construct a transformer and screening wall within the required front yard at Queen City Park Road is hereby GRANTED.
