Request for a conditional use approval
Findings of Fact, Conclusions of Law & Order
This matter came before the South Burlington Zoning Board of Adjustment on July 13, 1998 by application
of Richard Pratt, Champlain Water District seeking conditional use approval to replace an existing 2200
square foot maintenance garage , new garage 3500 square feet and construct a 2500 square foot addition to
existing water treatment facility located at 403 Queen City Park Road according to the plans submitted.
The Board of Adjustment finds as follows:
1) Champlain Water District, a municipal facility is a conditional use, expansion requires approval
from the ZBA.
2) Reviews and approvals were granted by the Board of Adjustment and Planning Commission dating
back to 1979.
3) Section 12.20 of the Zoning by-laws requires approval by the Board of Adjustment for the
proposed additions.
4) The proposed additions meet the mission and purpose of Champlain Water District and the City's
master plan.
5) The proposed additions will increase capacity and provide better service to member communities.
6) The proposed additions are part of Champlain Water District's long range plan.
7) Proposed additions do not adversely impact adjoining properties. Heavy wooded area screens the
Queen City Park residential area.
The conditional use to replace existing maintenance garage and construct a 2500 square foot addition to the
Champlain Water District, Waster Treatment facility located at 403 Queen City Park Road is hereby
GRANTED
