HomeMy WebLinkAboutSP-98-0000 - Decision - 1150 Airport DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of City of Burlington/Burlington International Airport for a 203 square foot expansion of an existing building for airport related uses, 1150 Airport Drive. On thell th day of February, 1998, the South Burlington Planning Commission approved the request of City of Burlington/Burlington International Airport to amend a previously approved site plan under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a plan previously approved on 3/25/86 for a 2800 square foot addition to an existing building used for airport related uses. This addition, when constructed, was enlarged by 203 square feet without approval. This request is to formally obtain approval for this additional 203 square feet. 2. This property located at 1150 Airport Drive lies within the Airport District. It is bounded on the north, south and east by the airport and on the west by Airport Drive. 3. Parking: The plan does not accurately depict the parking layout as currently exists on the site. The site plan should be revised to accurately depict the parking layout as currently exists on the site. 4. Landscaping: The plan does not accurately depict the existing landscaping on the site. Much of the existing landscaping along the street and around the building is missing from the plan. The plan should be revised to accurately depict all existing landscaping on the site. 5. Lighting: There exists a building mounted light at the southeast corner of the building. This light should be shown on the plan. There exists a floodlight on the front of the building which casts glare towards the street. This light should either be pointed downward or replaced with a downcasting shielded fixture approved by the City Planner. 6. Other: The plan shows a dumpster location along the south side of the building. No dumpster presently exists at that location. 1 DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington City Planner approves the site plan application of City of Burlington/Burlington International Airport for a 203 square foot expansion of an existing building for airport relocated uses, 1150 Airport Drive, as depicted on a plan entitled, "Pratt and Whitney Aircraft Services," prepared by Richard Kellogg, Architect, last revised 1/23/98, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The plan shall be revised to show the changes below and shall require approval of the City Planner. Three (3) copies of the approved revised plan shall be submitted to the City Planner prior to permit issuance. a) The site plan shall be revised to accurately depict the parking layout as currently exists on the site. b) The site plan shall be revised to accurately depict all existing landscaping on the site. c) The site plan shall be revised to show the location of the building mounted light at the southeast corner of the building. d) The site plan shall be revised to remove the notation regarding a "new dumpster location" and fence if a dumpster is no longer proposed. 3. The existing floodlight located on the front of the building shall either be pointed downward or replaced with a downcasting shielded fixture approved by the City Planner. 4. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 5. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to the use of the expanded portion of the building. 6.
